This Indenture made the twenty eighth day of February in the year of our Lord eighteen hundred and one Between John Allen of the City of Philadelphia in the State of Pennsylvania, cooper, and Elizabeth his wife of the one part, and Samuel Nivin of Christiana Bridge, New Castle County, State of Delaware, Merchant, of the other part, Witnesseth, that the said John Allen and Elizabeth his wife for and in consideration of the sum of Two hundred Dollars lawful money of the United States to them in hand paid by the said Samuel Nivin at and before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, and also for, and in consideration of the further sum of Four hundred Dollars like money aforesaid secured to be paid to the said John Allen by the said Samuel Nivin by his judgment bond and by a Mortgage of the premises hereby granted bearing even date with these presents, have granted, bargained, alien[at]ed, released, enfeoffed and confirmed and by these presents Do grant, bargain, sell, alien, release, enfeoff and confirm, unto the said Samuel Nivin his heirs and assignees all those Messuages or Tenements, shop, stables and two contiguous ... pieces of Ground thereunto belonging, situate, lying and being in the Village of Christiana Bridge in White Clay Creek Hundred in the County of New Castle aforesaid, one of the said lots: Beginning at a stake in the road leading to White Clay Creek a corner of the lot here in next after described ... thence by the same north fifty nine degrees East {etc. -- metes and bounds are given] containing one hundred and fourteen perches of land (which John Lyon late of the Town of New Castle in the State of Delaware, Innkeeper, and Sarah his wife, by Indenture dated the 10th day of February 1785, recorded at New Castle, in book F. vol. 2d. Folio 113 granted unto John Hannah in fee and which the said John Hannah and Mary his wife, by Indenture dated 18th day of December 1798 granted unto the said John Allen in fee simple) And the other of them [description of second parcel follows, giving its metes and bounds] containing one acre and seven perches (which Thomas Kean Esq. High Sheriff of the County of New Castle by Deed Poll dated the 8th day of September 1786 recorded at New Castle in Book G. vol. 2d. Folio 184 granted unto the said John Hannah in fee simple who with his wife Mary by indenture dated the 15th day of December 1798 granted the same to the said John Allen in fee simple) Together with all and singular the ways, waters, water courses ... improvements, hereditaments and appurtenances to the hereby premises belonging, or in any wise appertaining ...
